Why people buy here

Finestrat sits against the Puig Campana, just inland from Benidorm, and that is precisely its appeal: mountain views, quiet streets, and yet the shops, the beach and the nightclubs of Benidorm within ten to fifteen minutes by car. Those who find the high-rise of Benidorm itself too much but still want its amenities often end up here. The village itself still has an authentic core, while the urbanisations around it have been built almost entirely for international buyers.

Neighbourhoods and urbanisations

Prices: buying and renting

In May 2026 the asking price in Finestrat Pueblo was €3,346/m², a rise of 1.7% on the previous month — which makes the village centre dearer than Cala de Finestrat, where the asking price fell slightly to €2,920/m². That means that for €250,000 (indication) you can realistically find a two-bedroom apartment, often without sea views or a little further from the beach. With €400,000 (indication) you get close to a modern villa in Sierra Cortina or Balcón de Finestrat, though that depends heavily on plot size and views. We could not find a reliable, separate rental figure per m² for Finestrat; for a realistic estimate go by comparable listings at the time you are searching.

If you buy a new-build, you pay 10% IVA plus 1.4% AJD (stamp duty, Comunitat Valenciana). For existing properties, transfer tax (ITP) of 9% applies instead (Comunitat Valenciana, since June 2026). Always factor this into your budget: see our guide to additional costs and use the cost calculator to work out your own situation.

Wintering and longer lets

Many Northern Europeans rent here from October to April: the climate is mild then, the summer crowds have gone, and rents are lower than in July and August. Properties in Finestrat Pueblo and Balcón de Finestrat are more often let all year round or for several months; in the tourist parts close to the sea you are more likely to be in the seasonal circuit with peak prices in summer. For a longer let, always check which type of contract it is: lets of up to 10 consecutive days to the same tenant count as tourist lets and require a licence (registration in the Registro de Turismo); wintering for several months falls under the tenancy law (LAU) and usually runs through a seasonal tenancy agreement (arrendamiento de temporada), with less tenant protection than a permanent tenancy. Read our overview of lettings rules before you sign.

Amenities and getting there

For a big shop and for the hospital (Hospital IMED Levante and the public Hospital Marina Baixa in La Vila Joiosa are about 15-20 minutes away) you depend on Benidorm or La Vila Joiosa. There are a few supermarkets and a shopping centre in and around the village, plus two golf courses in the immediate area. Public transport to Benidorm exists, but is not frequent enough to live practically without a car, certainly not in the higher urbanisations. Alicante airport is about 55-60 km away, approx. 40 minutes' drive, depending on the exact location in Finestrat and the traffic around Benidorm.

What to watch out for

Finestrat shares Benidorm's summer crowds: roads to the beach and Terra Mítica grind to a halt in July-August, and the most popular urbanisations are by now largely built up, which means that for a new-build you have to go ever higher up the mountain for a free plot. For new-build projects, always check the bank guarantee for deposits and the actual completion date; delays are more common than developers tell you. For the legal side, read our overview of the buying process and always request a nota simple before you sign anything, and be alert to common pitfalls when buying in tourist areas like this.

Frequently asked questions

Is Finestrat more expensive than Benidorm?

Roughly comparable to slightly more expensive in the higher urbanisations such as Sierra Cortina, and cheaper than Benidorm beachfront in Cala de Finestrat. The difference is mainly between neighbourhoods, not so much between the two municipalities.

Can you rent in Finestrat all year round?

Yes, in the village and in Balcón de Finestrat year-round lets are normal. In the tourist urbanisations close to the beach, many properties are instead intended for short, seasonal lets, with higher summer prices. Lets of up to 10 consecutive days to the same tenant count as tourist lets and require registration in the Registro de Turismo; wintering for several months usually runs through a seasonal tenancy agreement (arrendamiento de temporada) under the tenancy law (LAU), with no tourist licence.

Is there a lot of new-build in Finestrat?

Yes, especially around Sierra Cortina and Balcón de Finestrat there is a lot of building going on. With new-builds, check the bank guarantee for deposits and the completion date in the contract.

Do you need a car in Finestrat?

For daily life, yes, certainly if you live higher up the mountain. The village centre and Cala de Finestrat are connected to Benidorm by bus, but the timetable is limited.
