Among the foreign groups the Norwegians are the largest: with 2,626 officially registered Norwegians (March 2026) they form the largest foreign group in the municipality, followed by the Dutch and Romanians. Wintering and longer lets

Three different regimes apply to lettings in l'Alfàs del Pi. Tourist lets are limited to a maximum of 10 consecutive days per tenant and require registration in the Registro de Turismo de la Comunitat Valenciana (Decreto-ley 9/2024). Seasonal lets of 11 days or more, the usual form for winter residents, fall under the Ley de Arrendamientos Urbanos (LAU) as an arrendamiento de temporada and need no tourist licence. Long-term tenancies also fall under the LAU, with different notice periods and tenant protection. Check for every listing which regime the let falls under; see our guide to lettings for the details.

Amenities and getting there

l'Alfàs del Pi is 62-63 km from Alicante airport (ALC), about 41 minutes' drive, and 144 km from Valencia, roughly 1 h 32 min by car. For hospital care you go to the public Hospital Marina Baixa in La Vila Joiosa, about 20 minutes' drive away; private clinics in Benidorm are closer. Supermarkets, including international chains, are plentiful along the N-332. What is special about l'Alfàs is the schooling available for the Norwegian community: Den Norske Skole Costa Blanca, founded in 1972 and one of the oldest Norwegian schools abroad, has around 200 pupils, is located in Urb. El Oasis in l'Alfàs del Pi and follows the Norwegian curriculum from year 1 to year 10 (barne- and ungdomsskole) plus videregående VG1-VG3. Line 9 of the TRAM d'Alacant (Benidorm–Dénia) has stops at L'Alfàs del Pi and El Albir, an alternative for anyone who does not want to take the car every day; for onward connections towards Alicante you change in Benidorm to line L1.

What to watch out for

Prices have risen by more than 10% over the past year. With a foreign population share of 50.4%, the make-up of the municipality differs from the regional average. As everywhere on the Costa Blanca, a thorough check of the nota simple remains essential, especially for villas in the hillside neighbourhoods where extensions or swimming pools have not always been properly licensed. Follow the buying process step by step and have an independent lawyer assist you; also read our guide to common pitfalls before you pay a deposit.

Important for anyone considering buying to let to tourists: in August 2024 l'Alfàs del Pi suspended the processing of new tourist-let licences for up to two years. The new by-law permits tourist lets only for complete buildings or blocks, not for individual apartments. This by-law was given final approval in February 2026, that decision was subsequently annulled, and in June 2026 it was given initial approval again (aprobación inicial), with a new public consultation period. Anyone buying an apartment with the aim of letting it to tourists therefore runs a real risk that this is not, or is no longer, permitted.
