Why people buy here

El Poble Nou de Benitatxell is the quieter cousin of Jávea and Moraira: no promenade, no big supermarket chains on every corner, but the same cliffs, the same clear Mediterranean and considerably lower prices per square metre. The village mainly attracts buyers who already know the Costa Blanca and know they are not after village-square conviviality but views, privacy and a villa with pool for a budget that would barely buy an apartment in the centre of Jávea. More than 6 in 10 residents are non-Spanish, so you are never the only foreigner — that makes the first few years easier, from the builder to the owners' association.

Neighbourhoods and urbanisations

Prices: buying and renting

Idealista recorded an average asking price of €3,286/m² in Benitatxell in March 2026 — this is the most recently published idealista figure for the village, based on a relatively small number of listings, so do not extrapolate from it one-to-one. As a guide: €300,000 in the village centre gets you a spacious apartment or a small townhouse; in Cumbre del Sol it is more likely to buy a modest building plot than a finished villa. With €500,000 you are already in the entry-level villa-with-sea-view category in Cumbre del Sol, provided you compromise on size or location. We have not been able to find a reliable separate rental figure per m² for Benitatxell — for a realistic picture of total owner's costs on top of the purchase price, the cost calculator is a better starting point than an average rental figure.

Wintering and longer lets

Thanks to the large international community, wintering here is the norm, not the exception. Outside the high season (July-August) the supply of long-term lets falls and prices also drop noticeably. When letting, do pay close attention to the distinction: lets of up to 10 consecutive days to the same tenant count as tourist lets and require registration in the Registro de Turismo; wintering for several months usually runs through a seasonal tenancy agreement (arrendamiento de temporada) under the tenancy law (LAU), with no tourist licence but with less tenant protection than a permanent tenancy. Read up on this before you keep a property as a rental investment; our lettings guide sets out the key steps.

Amenities and getting there

Be honest with yourself: Benitatxell is smaller and quieter than Jávea or Moraira. For a hospital you drive to the Hospital de Dénia (Benitatxell falls under the Departamento de Salud de Dénia); for a large supermarket or an international school usually to Jávea (10-15 minutes) or Moraira. Public transport is limited — a car is all but indispensable here, including for daily shopping if you live in Cumbre del Sol. Alicante airport is about 93 km away, roughly an hour's drive; Valencia, at 119 km and a good 1 h 20 min, is slightly further but has more international flights.

What to watch out for

The cliffs that provide the views also mean slopes: many plots in Cumbre del Sol are not level, and that can have consequences for accessibility and building costs in a renovation. In summer the village draws noticeably more traffic and crowds on the coast than you would expect in the winter months. When buying, always check whether the plot is registered as urbano or as rústico — building rules and extension options differ greatly, and you will find this in the nota simple. In any case follow the full buying process step by step and allow for the additional costs on top of the purchase price — these quickly add up to 10-13% extra.

Frequently asked questions

How much does a house in Benitatxell cost?

Around €3,286/m² on average (idealista, March 2026, the most recently published figure), but that is an average over a small number of listings. As a guide: entry-level homes in the village start at around €170,000, while villas with sea views in Cumbre del Sol run to €600,000-€1,000,000 or more.

Is Benitatxell suitable for wintering?

Yes, many Northern Europeans have been doing so for years, partly thanks to the large foreign community. Wintering for several months usually runs through a seasonal tenancy agreement (arrendamiento de temporada) under the tenancy law (LAU), with no tourist licence; only lets of up to 10 consecutive days to the same tenant count as tourist lets and require registration in the Registro de Turismo. Also bear in mind: the village itself is small and quiet, and not every home in Cumbre del Sol has active amenities close by in winter.

Is there a Dutch or Northern European community in Benitatxell?

There is a large international community (more than 60% foreign), traditionally with many Britons, Germans and Dutch/Scandinavians, especially around Cumbre del Sol. A specifically Dutch club scene such as in Jávea or Moraira is smaller in scale here.

What is the best neighbourhood to buy in Benitatxell?

Cumbre del Sol for sea views, peace and new-builds; the village centre if you prefer walking distance to amenities and a more authentic Spanish character.
